We rent a house that is not restricted wheelchair accessible. His last house said they had no well-constructed ramps and son. By law, you must make changes to a disadvantage if you rent the property, someone in a wheelchair. As part of your lease, you must (for all tenants) require the tenant to the assurance that their property and to cover any liability that may arise because of your lease. It should also require that the ramp be included in the code (what local laws require that all handrails, etc..) Furthermore, the ramp may need to be removed from the termination of the lease.

You need a general counsel, to ensure both, to ensure that it is legal, and ensure that no loopholes can utilize and eventually want more.
